Making a huge investment and buying the home of your dreams, but wait! Did you get your home inspector to inspect the most important thing for the years to come; Air Quality? This is one thing in Tanzania that will make it or break it for your family!

Considering that you are buying a slightly old home, you need to focus on a few key points. These are critical points to be kept in mind. That is a major reason to involve a home inspector.

Home inspectors can put you in contact with the experts if they find something that is not right. This makes it even more important for you to get the home inspection done before buying any home.

You need to know about the following 4 things. Make sure these are all ticked off before purchasing the home!

  1. Asbestos:

This is a mineral that was used for fireproofing the home. It is now banned as it can cause damages as severe as cancer. You or your inspector needs to look at a few places to rule out the presence of Asbestos. The places are:

  • Floor tiles and ceiling tiles
  • Insulation around ducts, pipes, fireplaces, and boilers
  • Roof shingles
  1. Basement:

The basement is a great asset in the house. It has various uses and serves multipurpose. But you need to be very careful with the basement ventilation.

Basement needs good ventilation, but many air presence can cause more harm than good. For example, it can cause mildew or even have pests.

This infection of pests will also affect the rest of the floors. As a result, it is also a great threat to the strength of the home and its base.

The repairs will be costly, so you need to know what you are getting into. However, some small issues can be solved by using humidifiers, etc.

  1. Insulation of Home:

If the home has tightness (well-insulated), there is low air in the house compared to outdoor. Therefore, the well-insulation can mean poor air quality in the house.

Loosening (poor or no insulation) also has disadvantages. This means that air can enter the home (without any control). This will also pose different sorts of risks to the house’s inhabitants.

Look for tightness in places such as:

  • Attic insulation
  • Seals around doors and windows
  • Garage
  • Ventilation around the heating system and other machines

Your home inspector should tell you about the HVAC expected lifetime and how much warranty is left (if any).

If air enters your home, it is for ventilation, cooling, and heating purposes. Though the filters for each need to be checked. It is important to control the air that enters to bring pollens, allergens, etc.
