a) Don’t Tell Them That Nobody Else Has Bid For The Contract.
The ideal practice to hire a contractor for a construction project is to get at least three bids from different contractors. You can take more than three bids because it allows you to hire the best contractors for your project, with the least construction cost and best material. However, sometimes people only receive one bid for their projects, denying them the advantage of comparison. Don’t panic if you are among those people. But don’t inform your sole bidder that they are the only contractor who had bid for the job. If you inform them about this, they will get the bargaining power because they understand that you have no other choices. Therefore, it is recommended that your contractor believe that you have many other options available.

Do not disclose your budget to the contractor. Instead, ask them to provide their estimated cost for your project. The contractor will naturally bid to equal your budget if you disclose it to them. So, always ask contractors to specify the project’s bid so that you can compare the prices of different bidders and hire the most suitable contractor for your project.
c) Don’t Show Your Desperation For The Completion Of Project.
Contractors take more time to complete a project if they learn that the client wants it to be completed as early as possible. Therefore, do not show your desperation to contractors, even if you want your project completed in no time. The ideal way to get things done timely from building contractors is to communicate your timelines after regular intervals without reflecting any kind of desperation.
d) Don’t Allow Contractors To Choose The Material.
Do your homework about building material before hiring a contractor. Choose every kind of material yourself and don’t welcome their input in this regard. Contractors usually try to buy cheap materials to maximize their profits. This can fill their coffers but inflict you some heavy losses in the longer run.
e) Do Not Pay Complete Amount Upfront
Do not pay your complete construction cost upfront to contractors. Many contractors disappear after getting the complete project cost. Some start looking for other projects because they lose motivation to work on an already paid project. Always follow the law and pay only 10% of your project amount upfront instead of paying the entire amount.
